Builder sales reps work for the builder. The moment you walk into a model home, register your REALTOR® with you — without this, they may not be allowed to represent you later. Johnny can do this over the phone before your first visit.

Understand Lot Premiums
Lots with park access, corner locations, or backing to open space often carry lot premiums of $15,000–$50,000+. Knowing which premiums actually hold value and which are just builder margin is critical to a smart purchase.

Read the Builder Contract Carefully
Builder contracts have their own timelines, escalation clauses, material substitution rights, and limited warranty terms. They're designed for the builder's protection — not yours. Know what you're signing.

Design Studio Strategy
Builders make significant margin in the design studio. Some upgrades add real value; others are pure profit for the builder. Prioritize upgrades that are expensive to change later (flooring, wiring, plumbing) and save cosmetic changes for after closing.

You don't legally require one, but it's strongly in your interest to have one. The builder pays the buyer's agent commission — you pay nothing extra. A REALTOR® who knows Daybreak can catch contract issues, negotiate on your behalf, and guide you through the design process. The sales rep can't do any of that — they represent the builder.
Builders rarely drop their base prices — it affects comps for every home in the community. Instead, they negotiate through incentives: design studio credits, interest rate buydowns, closing cost assistance, or lot premium reductions. Knowing which builder has inventory pressure and when is the key to getting real concessions.
Typically 6–12 months from contract to close, depending on the builder, complexity, and current construction demand. Some builders offer "quick move-in" homes — already framed or near-complete — that close in 30–90 days. Holmes, Ivory, and OakwoodLife frequently have quick move-in inventory.
All Daybreak homes — new or resale — are subject to the Master HOA at $142.50/month. Some villages (particularly townhomes and condos) also carry sub-association fees for landscaping, exterior maintenance, or snow removal. Ask for the full HOA disclosure package before signing any builder contract.
Yes. Builders will push their preferred lender and often tie incentives to using it — but you have the legal right to use your own. Always compare the builder's lender offer to at least one independent lender. Sometimes the incentives outweigh a slightly higher rate; sometimes they don't. Run the math.
Every Daybreak home is Energy Star certified, meaning they meet strict EPA energy efficiency guidelines. In practice: better insulation, tighter ducts, improved air-sealing, and lower utility bills vs. older construction.
